Building Commercial
These lists identify the minimum plan submittal requirements for building commercial permits.
They are not exhaustive; additional documents or details may be required depending on the proposed work. When submitting the application in the portal, be sure to upload a plan set as one combined, legible PDF file. Incomplete or illegible submittals may be rejected.
If the scope of work changes after the plan review is completed, updated plans may need to be resubmitted for a new review.
Accessory Structure
Complete plan set (combined PDF) including:
- Site plan showing:
- Location of the proposed accessory structure or carport
- Location of the existing structures
- Setbacks and dimensions from the proposed structure or carport to property lines and existing structures

Floor plan (include type of construction and details; if prefabricated, provide manufacturer brochure or specifications sheet)
- Foundation plan and details (type of foundation: concrete slab, pier and beam, wood floors on blocks, etc.) including:
- How columns or posts are embedded or anchored to the foundation
- Prefabricated buildings require tie downs per an approved method
- Accessory structures 500 square feet or larger require engineer sealed drawings

Addition

- Dimensioned site/parking plan (building pads, parking layout/access, and parking calculations)

- Landscape plan (lot coverage; plant type, size and quantities)
- Refuse location and dumpster enclosure details
- Stormwater plan
- All plans for work in the right of way are required to be sealed by an engineer
- Structural plan (drawn to an engineer's scale) including:

- Architectural plans (drawn to an engineer's scale) including:

- Architectural plans (drawn to an engineer's scale) including:
- Code analysis
- Door, window, and wall schedules (or clearly noted on the floor plan)
- Demolition plans and/or floor plan clearly delineating existing vs. proposed work (new vs. existing walls/doors/rooms)
- Reflected ceiling plan
- Details (as needed)
- Mechanical, electrical, plumbing, and sprinkler plans
- May be required to be designed and sealed by an engineer

- TDLR number for projects with an evaluation exceeding $50,000

Swimming Pool
Commercial pool plan (combined PDF) including:
- Site plan showing:
- Location of the proposed pool and all existing structures
- Property lines and easements (if applicable)
- Setbacks and dimensions from the pool to property lines, structures, and fences
