Inspection Procedures
When is an Inspection Required?
All permitted work must be inspected to close out the permit. All required inspections, including any document review, are listed on the permit in the required sequence. Be sure to schedule required inspections in the correct order to prevent any issues. Installed work must be inspected prior to concealment. If required inspections are not completed, concealed work may have to be exposed to complete necessary inspections.
Requesting an Inspection
All inspections must be requested online by 4 p.m. the day before the inspection is needed. Contractors must be registered and use the Citizen Self Service Portal to schedule inspections. After 4 p.m., the inspection request will be pushed back an additional day.
Documents needing approval before scheduling an inspection will require a minimum of 24 hours for the workflow to be changed or approved.
In case of emergencies, Inspection Services will work with a contractor or owner to ensure that a customer does not go without gas or electrical service.
Conducting an Inspection
The inspectors receive their scheduled inspections each morning and route them based on geographic location. Inspectors do not have exact times for each inspection; however, inspectors will make contact prior to arrival if requested.
The contractor or owner should be available for an inspection to facilitate the process, such as allowing for real-time communication and the ability to address minor issues on the spot. At a minimum, the owner or contractor must ensure that the inspector has access to conduct all necessary inspections. Locked rooms, attic spaces, electrical panels, or equipment areas can slow things down if no one is available to provide entry.
For occupied residential dwellings, contractor or property owner is required to be present during inspections.
Inspection Results
Upon completion, the inspection report is emailed to the contact listed on the permit. The inspection report will result the inspection as pass or fail, and identify any corrections required before reinspection. Alternately, users can log in to their account, select the applicable active project, open the inspection, and select the checklist to review the inspector's comments. It is important to address all the inspector's comments before scheduling a reinspection.
A reinspection fee applies if a third inspection (second reinspection) is required. Any reinspection fees must be paid before scheduling the third site visit.
Communication
Inspectors are available throughout the workday by telephone or email. Inspection Reports include contact information for inspectors. Inspectors will return phone calls from voicemails that leave callback contact information.
