NOTICE OF PUBLIC HEARING:
On Monday, November 17, 2025, the Plan Commission will conduct a public hearing at 7:00 p.m. in the Waco Convention Center, Bosque Theatre, 100 Washington Avenue, Waco, Texas 76701. On Tuesday, December 2, 2025, the City Council will conduct a public hearing at 6:00 p.m. in the Waco Convention Center, Bosque Theatre, 100 Washington Avenue, Waco, Texas 76701. The meetings can also be viewed live at https://mywacotv.com. To all parties interested and to all parties concerned, said hearings to be as follows:
Zoning Applications
Z-25-43 (Continued from October): One request to change the Land Use Designation from Urban Residential to Medium Density Residential Office Flex and to rezone from C-3 General Commercial District to R-3C Multifamily Residential District on property described as Lot 15 Block 7 of the Weisman J & Company Addition, known as 1230 Chestnut Ave (Property ID 195788). 
Z-25-44: One request to amend the Concept Plan of the Callan Village Planned Unit Development (PUD), to reallocate areas of commercial to Multifamily/Commercial Flex between Ritchie Road and the residential portion of the Callan Village PUD, being property located at the northwest side of the intersection of Ritchie Road and Callan Blvd and described as approximately a 151.173 acre tract, more or less, located in the L. Marble Survey, Abstract 580 in the City of Waco, McLennan County, Texas.
Z-25-47 and Z-25-48 (Continued from October): One request for a special use permit to allow for a drive through lane for a restaurant and to allow retail sales between 7 PM and midnight in an O-3 Office-Limited Commercial District on property described as Lot 1, Block 1, of the Blue Mountain Addition also known as 12400 China Spring Road (Property ID: 378096).
Z-25-51: One request to consider a land use change and rezoning on property located at 7324 Steinback Road, described a tracts out of the W.L. Swain Survey, Abstract Number 40, being part of LOT 1, Block 1, of the Tate & Co. Distillery Addition to the City of Waco, McLennan County, Texas, as per plat recorded under Instrument Number 2019041686, of the Official Public Records of McLennan County, Texas, by: (1) changing the land use designation from Office Industrial Flex to Medium Density Residential Office Flex and to rezone from M-2 Light Industrial District to R-3B Multifamily Residence District on approximately 9.04 acres, and (2) rezone from M-2 Light Industrial District to C-2 Community Commercial District on approximately 1.36 acres.
Z-25-52: One request to change the land use designation from Open Space and Office Industrial Flex to Industrial and rezone from C-3 General Commercial to M-2 Light Industrial District for approximately 2.925 acres described as Lot 1, Block 1 of the Fuentes Addition, known as 2324 Robinson Dr (Property ID 173948).
 
Ordinance Amendment
ZA-25-07: One request to consider amending Section 28-1 Article I “In General” of Chapter 28 “Zoning” of the Code of Ordinances of the City of Waco, Texas to amend the definitions of “amusement redemption machine” and “indoor amusement facility”.
