Building Standards Commission

If your property is tagged substandard:

  • You will receive a letter listing code violations, the address of the structure, along with its legal description.
  • Please contact your inspector listed on the notice to go over your plan to bring the property back into compliance.

If you wish to repair the structure:

  • It is not necessary to wait for the Building Standards Commission hearing to begin work.
  • You must obtain the appropriate permits through the Citizen Self Service Portal.
    • The permit holder is responsible for scheduling all necessary inspections.

If you wish to demolish the structure:

When work is complete:

  • Contact your inspector to have the file closed.
  • The owner will receive a 'Certificate of Abatement of Unsafe Structure' by mail or for pick up showing that the structure has been repaired or demolished.  This document must be recorded at the County.
  • The property will not have to appear before the Building Standards Commission.

If the property remains out of compliance:

  • You are scheduled to appear before the Building Standards Commission.
  • Owners, lien holders, and other interested parties will receive a certified letter containing hearing information.
  • The Building Standards Commission must allow an owner 30-days to bring the structure into compliance.
  • A detailed plan and time scheduled for the work to be completed must be presented at the hearing for the Commission to allow 90 days or more to repair or demolish the structure.
  • If ordered repaired and the repair work is not completed within the time allowed by the Commission, the owner will be assessed a civil penalty not to exceed $1,000 per day for each violation.  If the owner shows that the property is their lawful homestead, the violation shall not exceed $10 per day for each one.
  • If ordered demolished and the demolition is not completed within the time allowed by the Commission, the City can demolish the structure and assess the expenses against the property.
  • When work is complete, the owner will receive a 'Certificate of Abatement of Unsafe Structure' by mail or for pick up showing that the structure has been repaired or demolished.  This document must be recorded at the County.
